These are some things that you might want to be aware of if you are looking to buy real estate in the area:
The importance of the street name – for example, if the address ends in Way that almost always means that this is a private road not maintained by county or city. Therefore, there has to be a good HOA support system in order for private roads to be taken care of in a responsible way. This can be problematic, so it is vital to know the importance of the street you are looking to live on.
The importance of being aware of flood prone areas – flooding has been better since dams have been built in the area many years ago. However, some areas of East Tennessee still have issues with flooding. Therefore, you would want to be careful about the property you are looking to buy.
Septic permits – permits are only issued with a three-year shelf life. Therefore, just because someone says that they have one does not always mean that they have one that is valid. This is one reason why having an agent is so important. An agent would be able to find out the validity of the permit on your behalf.
